Prime Residential Enclave Rising

Park Terraces' second tower is fast taking shape in the heart of the Ayala Center in Makati City - redefining luxury living with that "classic feel" all over again.

It's redefining timeless elegance as we know it.
A new residential tower within Ayala Land Premier's Park Terraces is fast taking shape, offering the same "sense of escape" and "classic feel" that homeowners of the first building will soon enjoy. Park Terraces is a step closer to an all-new Ayala Center in Makati City, as a part of the residential district that is a new incarnation of a 10-year Php20 billion reinvestment program in Ayala Center.

The Park Terraces is a 3-tower condominium development that will define the new residential area in Ayala Center.

The launch of Park Terraces' second tower last October 24 comes after the success of the first tower, which started pre-selling January 2010. The first tower has since sold some 93 percent of its 370 spacious units.
"We were overwhelmed by the unprecedented market response when we first started selling the Park Terraces' first tower," said Melissa Gil, Ayala Land Premier's Head of Residential Buildings. "Over the first weekend of January, we were able to sell some P4 billion worth of condominium units - something that has never happened before."

Because of the brisk business, the launch of the second tower was moved forward to October of this year, instead of the initial plan of next year. Turnover of units from the first tower begins in 2015, while the ones in the second tower begin 2016.

According to Gil, Park Terraces' point tower will stand 60-storeys high, taller than the first and third ones, which are essentially twin towers at 49 storeys each.

"The clamor for us to move forward the launch of the second tower reinforces the trust in Ayala Land Premier and in the country's booming real estate at large," said Eunice Acejo, Ayala Land Premier's Marketing Head.

JUNIOR Penthouse Living/Dining Area

People are now more aware of the impact they have on the environment, Gil said, and Park Terraces' design and architecture allows its residents to live a more "responsible lifestyle".

The Park Terraces' design uses a lot of natural light and ventilation, which saves on energy, uses more sustainable finishes such as engineered wood; incorporates a master keycard feature which helps manage electricity consumption. These are just some of the design features, which encourage sustainable living practices.

"Technology has evolved so much in recent years and is still evolving at a rapid pace that it has allowed us today to include enhancements in our developments that truly bring our properties to the next level," she said.
Interested individuals can choose among the following: 1-bedroom units (which range from approximately 65-84 square meters); 1-bedroom deluxe units (which range from approximately 105-117 square meters); 2-bedroom units (ranging from approximately 118-144 square meters); and 3-bedroom units (ranging from approximately 182-188 square meters).

There are also the Junior Penthouse units (only four for the entire building) and the super exclusive deluxe penthouse units (with only two units for the entire building).

What makes the point tower of Park Terraces more special is what's at the topmost level. When completed, Club Rooms facing the Makati Skyline and the Manila Bay can accommodate up to 120 people-perfect for any social event and gatherings. There's also the Sky Terrace (facing the Laguna Bay) that is an open air venue.
1. Privileged Vantage Point

3. Unparalleled View
Choose from views of the Makati skyline, Laguna Bay and Manila Bay everyday. With huge glass windows, enjoy a view like no other. The Top of the House at the 60th floor can accommodate more than 100 people for special gatherings.

4. Responsible Living
Modern green living is not a choice anymore but a necessity. At Park Terraces, it is easy to choose to live more responsibly by incorporating smart design choices in daily functions.

5. Intricately Crafted Living Spaces
Open layouts seamlessly flow into one another-areas for relaxation, entertainments and enjoyment all become one. Fine details and surfaces heighten simple pleasures.

6. Progressive Traffic Planning
Park Terraces residents will benefit from the progressive traffic planning and management systems. Residents will also have access to the road network under Ayala Center that allows easy access in and out of the area.

7. Strong Rental Potential
As of June this year, rental rates for a 3-bedroom unit within Makati City ranges between P140,000 and P250,000. With Park Terraces' location rental potential is as strong as ever.

8. Adequate Parking Space
Park Terraces point tower has more than 100 percent parking allocation that ensures all units would be allocated a minimum of at least one parking slot each.

Avida Towers Alabang offers an upscale lifestyle at affordable rates

Recent real estate studies confirm Ayala Alabang in Muntinlupa City as one of the most highly-rated communities in Metro Manila.
Until recently, nevertheless, the community offered few attractive options for those seeking homes at the affordable price range. Benedict Miranda, director for capital markets of global real estate services firm Jones Lang LaSalle Leechiu attributes the dramatic improvement in Ayala Alabang's property prices from below P1,000/sqm. in the late 70s to its current rates to its being a well-planned and thriving community with office, commercial, residential retail, recreational and institutional areas.

The self-contained area is highly-rated by both locals and expatriates seeking green surroundings as well as the conveniences of an upscale mall and other commercial areas- in addition to schools, churches, and medical institutions.

He observes: "With the completion of the Skyway project and the rehabilitation of the South Luzon Expressway, it will become even easier to get to Makati from Ayala Alabang and its surrounding communities and property values are bound to appreciate even further." Currently, property prices are among the highest in Metro Manila. This has made the community unaffordable to young professionals just starting families and upwardly mobile individuals until recently.

Capitalizing on the attractions of the Ayala Alabang community, Ayala Land subsidiary Avida recently launched a residential condominium project offering homes in the P1.6 million to over P4 million price range with monthly amortizations of as low as P14,150 a month. Ms. Dez Cruz, head of Residential Buildings of Avida Land, disclosed that residents of Avida Towers Alabang will fully enjoy "this community which has been described as a relaxing refuge with the Spanish-Mediterranean-inspired architecture of its mall, Alabang Town Center, and churches and freeway connection."

Avida Towers Alabang is a two-tower project within a prime 5,000 sqm location within Ayala Land's Madrigal Business Park, a large scale commercial zone. With an Alabang-Zapote Road corner Prime Street address, it is walking distance to Alabang Town Center and nearby restaurants and shops, and offices, to allow residents to enjoy various business and leisure activities.

With a number of highly rated educational centers like PAREF Woodrose, De La Salle Zobel, San Beda College Alabang and PAREF Southridge, Alabang is a solid community that offers individuals and families seeking a well-balanced lifestyle with many opportunities for long-term growth, according to Cruz. It is also a short drive away from Asian Hospital, churches, and supermarkets. "We see both single professionals and families who want a laid-back lifestyle closer to nature thriving at Avida Towers Alabang."

Avida Towers Alabang is the first of many other Avida offerings in 2010. Scheduled soon are the launches of other Avida Towers communities in various locations, which are in line with Avida's geographic expansion for 2010. These will also be complemented by the launch of new towers in already established and thriving Avida residential complexes.

Cruz adds that many of Alabang's current residents moved into the Ayala Land development in the area in the 70's when the surrounding neighborhoods were still being used as rice and farmlands. Avida's parent company transformed the area "into a super city... a testament to the company's ability to create and sustain communities. We want Avida Towers residents to continue enjoying the growth of the Alabang area into a self-contained city."

Avida Towers Alabang, which will be completed on the 2nd quarter of 2013 will make available studio, one bedroom and two-bedroom units ranging from 22 sqm. to 53 sqm. to potential homeowners seeking to enjoy the Ayala Alabang lifestyle. Within the project itself, residents will have access to a swimming pool, an outdoor gym, play areas and a clubhouse - one for each tower constructed.

Avida Towers Alabang represents a rare opportunity to enjoy the lifestyle of the area at affordable prices.
